What it costs to buy in Spain
Budget 7.5%–15.5% on top of the asking price
transfer tax (itp), notary and land registry fees, legal fees. The seller separately carries agency commission — not your cost.
No licence needed to buy as a foreigner
No permit needed. A foreign buyer takes freehold title on the same footing as a Spaniard and pays the same transfer tax; all that is required is an NIE, the foreigner's tax number. Note what is not true: the 100% surcharge on non-EU buyers announced in January 2025 was never enacted — the bill has sat undebated since May 2025 and was omitted from the January 2026 housing package. Land in a designated military or border zone still needs separate authorisation for non-EU buyers, which is narrow but real.
