Digital Services Act
Last updated 28 October 2026
What the Act asks of a site that publishes other people's listings into the European Union: how to report one, what happens when we restrict one, and who to write to.
This document is a draft. It describes how the service actually works, but no lawyer has reviewed it. Do not rely on it, and do not take payment against it, until one has.
What we are under the Act
Everything you read on a listing was written and uploaded by the agent or owner who published it. We store and display it; we do not write it. That makes us a hosting service and an online platform under the Act, and the Act applies to us because we offer the service in the Union — not because we are established there. We are not: Price Properties Global LLC is registered outside it.
We are also a small enterprise as the Act defines one, which exempts us from a set of obligations meant for larger platforms: the formal internal complaint-handling system, certified out-of-court dispute settlement, trusted flaggers, and the advertising and recommender-system disclosures in Section 3 of its third chapter, along with the annual transparency report in Article 15. We say so rather than quietly omitting them. Everything else on this page applies to us whatever our size, and where we do something the Act does not require, it is marked as such.
Reporting a listing you believe is illegal
Every listing carries a Report this listing link. You do not need an account, and the person who published it is not told who reported it. For a copyright claim in particular, copyright notices sets out a route of its own.
So that we can act on a report, tell us:
- Where it is — the address of the listing page, or of the exact image or text.
- Why you believe it is unlawful, with enough reasoning for us to follow it.
- Your name and email address, so we can confirm receipt and tell you what we did. You need not give them for a report concerning child sexual abuse material.
- A statement that you believe, in good faith, that what you have told us is accurate and complete.
We confirm receipt, decide by hand, and tell you the decision and the reasoning behind it. A report that gives us a clear enough account to see the illegality without a legal examination of our own is acted on promptly.
When we restrict a listing, and what we tell you
If we take a listing down, hide it, or suspend an account, we tell whoever published it: what we did and how far it reaches, the facts we relied on and whether a report or our own checking prompted it, the rule or the law it rests on, whether automated means were used in finding or deciding it, and how to contest it.
No moderation decision here is made by a machine. A reported listing is read by a person, and a number of reports is not by itself a reason to remove anything — otherwise anyone could bury a competitor by organising a handful of complaints.
Two things do happen automatically, and neither is a judgement about content. A free listing that has gone 75 days without its owner confirming it is still available is taken down until they confirm it, and listings beyond what a plan allows stop being publicly visible. Both show on the owner's dashboard with the reason, both reverse the moment the cause is removed, and nothing is deleted in either case.
Contesting a decision
Reply to the message telling you about it, or write to us at the address below, and a person will look at it again — where we can, one who did not take the original decision. Where we were wrong we put it back and say so.
Being a small enterprise, we are not required to run a formal internal complaints system or to submit to a certified out-of-court dispute body, and we are not going to describe what we do as either of those. What we offer is that a decision gets looked at again by a human being. Your right to go to a court instead is untouched by anything here.
How to reach us
If you are a user of this site — about a report, a decision, or anything else on this page — write to [email protected]. A person answers; it is not an automated channel, and we do not require you to use a bot to reach one.
If you are a Member State authority, the European Commission or the Board — our single point of contact is [email protected]. We correspond in English.
Our representative in the Union
We have not yet designated one. Price Properties Global LLC is established outside the Union, and Article 13 requires a provider in that position to appoint a legal representative in a Member State where it offers the service. The appointment has not been made, so there is no name to give here — and naming one we had not appointed would send people to an address that reaches nobody. Until it is made, everything below reaches us directly.
Suspected crimes
If anything we see gives us reason to suspect a criminal offence involving a threat to someone's life or safety, we tell the authorities of the Member State concerned, or Europol, and give them what we have. We would do this whether or not Article 18 required it.
How listings are ordered
Not required of us at our size, and worth saying anyway. The order listings appear in follows the publisher's plan and any paid front-page position, then the relevance of the listing to what was searched for. Every position that was paid for is labelled Promoted wherever it appears, and the pricing and advertise pages say exactly what each plan and each position buys. The verified badge is not among the things that can be bought.
Data protection
What we collect, what entitles us to use it, how long we keep it and what rights you have over it are in the privacy policy, including the GDPR's own requirement that we appoint a representative in the Union.
