Listing Rules

Last updated 28 October 2026

What may be listed, what gets removed, and how that decision is made. Published so a removal can be checked against a standard rather than taken on trust.

This document is a draft. It describes how the service actually works, but no lawyer has reviewed it. Do not rely on it, and do not take payment against it, until one has.

Every listing must be

  • Real. An actual property at an actual location, genuinely available.
  • Yours to market. You own it, or the owner has instructed you.
  • Accurately priced. A price the seller will consider — not a figure set low to attract enquiries.
  • Accurately described. Correct location, size, condition and tenure.
  • Illustrated with photographs you may use. Of that property, and either yours or licensed to you.

What gets removed

  • Listings by someone with no right to market the property. The single most damaging thing on a property portal, and the one we act on fastest.
  • Requests for money before a viewing or contract — deposits, holding fees or "application fees" paid by transfer. This is the standard shape of a rental fraud.
  • Properties already sold or rented, left up to harvest enquiries.
  • Duplicates of the same property, whether from one account or several.
  • Photographs taken from another listing, a stock library, or a different property.
  • Contact details in the title, description or photographs to get around the members-only contact gate.
  • Anything unlawful, or discriminatory about who may buy or rent.

Reporting a listing

Every listing has a Report this listing link. You do not need an account to use it, and the lister is not told who reported them.

Reports are reviewed by hand. We do not remove a listing automatically on a number of reports — that would let anyone bury a competitor by organising a handful of complaints.

What happens when we act

A removed listing stops being publicly visible: it disappears from browse, search, the home page, the sitemap and the agent's profile, and its own page returns a not-found response to the public.

It is not deleted. The lister keeps access to it and can see it marked as removed, so a decision can be questioned and reversed. A report can be wrong; a deleted listing cannot be restored or appealed.

Repeated or deliberate breaches can cost the account. A listing removed while holding paid front-page placement forfeits that placement — see the refund policy.

Limits by plan

These rules apply the same on every plan. Plans differ only in how much you may publish — 3 listings on Free (1 for a private owner), 50 on Professional, 100 on Premium Partner, unlimited on Brokerage — and in placement. Paying more does not buy latitude here.

One free account per agent or agency. An agent may not open extra accounts to publish more than the Free plan allows, and an agency may not spread its listings across free accounts for the same purpose — that is what team seats on Brokerage are for. We may suspend accounts opened to get round the limit.

Free listings are kept current. A free listing nobody has updated or confirmed for 60 days is flagged on its owner's dashboard, and at 75 days it is taken down until they confirm it's still available. Nothing is deleted, and confirming puts it straight back.

Copyright

If a listing uses your photographs without permission, report it and say which images are yours and where they were originally published. We will remove infringing images.

For a formal copyright notice, and for how to answer one made against your listing, see copyright notices.

Repeat infringement ends the account. A listing removed over someone else's photographs is recorded against the account that published it. Three such removals and the account is closed and not reopened; the listings go with it. We count a removal once however many images it covered, and we do not count one we later decide was wrong — an account that answers a notice successfully is back where it started.
