What it costs to buy in Morocco

Budget 6.0%–7.0% on top of the asking price

registration duty, land registry fees (conservation foncière), notary fees.

No licence needed to buy as a foreigner

No permit for urban or built property, and a foreign buyer pays the same registration duty as a Moroccan. Agricultural land is closed to foreigners and to foreign-controlled companies, and land outside an urban perimeter is treated as agricultural unless it holds a certificate of non-agricultural vocation (VNA) — obtaining one means committing to a project, usually touristic, and being barred from selling until it is built. Check which side of the perimeter a rural property sits on before anything else.
