What it costs to buy in Greece
Budget 8.0%–10.0% on top of the asking price
transfer tax (φμα), notary fees, legal fees, land registry fee, agency commission.
No licence needed to buy as a foreigner
No permit across most of the country, and transfer tax does not vary by nationality. But a non-EU buyer acquiring in a designated border region needs approval from the Decentralised Administration under Law 1892/1990, and those regions take in the Dodecanese, several East Aegean islands and parts of the north — check whether the property sits in one before exchanging. EU and EEA buyers are exempt. Greece also requires a Greek tax number (AFM) and, in practice, a Greek bank account.
