What it costs to buy in Slovenia
Budget 1.1%–2.5% on top of the asking price
notary and land registry fees, legal fees. The seller separately carries real estate transfer tax and agency commission — not your cost.
No licence needed to buy as a foreigner
No permit for most buyers. Nationals of the EU, the EEA and the OECD — the US, UK, Canada, Australia, Japan and Switzerland among them — acquire on exactly the same footing as a Slovenian, with no reciprocity decision needed. Only nationals of countries outside all three groups must apply to the Ministry of Justice for a declaration of reciprocity first. The real constraint on this coast is supply: Slovenia has about 47 km of it, and Portorož and Piran are tightly built already.
